In the opening quarter of 2012, we have already seen signs that the market is starting to recover.

We have seen significant numbers of potential buyers through open homes and we have experienced a substantial increase in sales numbers from the middle of January.

This renewed market confidence could be the result of the announcement that the Gold Coast will host the Commonwealth Games in 2018 and also the Reserve Bank’s decision to keep interest rates on hold, with rates tipped to stay on hold for another few months.

It is exciting to see the market begin to turn around and the current lack of supply could result in increased beachside and beachfront home sale prices.

Our weekly email report continues to be distributed to around 5,500 recipients each week, reporting the very latest properties to enter the market, open homes, recent sales and community news. A recent attachment to the email detailing the plight of the Mermaid Beach CWA even helped to achieve a record number of attendees to their meeting. BEACHFRONT WITH LAND CONTENT

The number of beachfront sales is on the rise this quarter and in response we should see prices rise due to a lack of available stock. Owners of beachfront properties are once again showing confidence, indicated by the numbers of new homes being built and renovations currently underway.

HOUSES AND FLATS WITH LAND CONTENT

We have seen an increase in the number of sales of beachside homes in the last quarter and this has left the beachside housing market lacking in supply and availability. There are much fewer beachside homes on the market now than 12 months ago. This has resulted in a stabilisation of beachside home prices. We are now seeing the signs that we may have seen the bottom of the market and the market might now start to recover.

HOME UNITS & VILLAS

Interest in beachside units has increased over January – March and we have seen a huge increase in buyer inspections, both private and through open homes. The number of sales also reflects this, with the majority of our beachside sales in the unit sector. It is exciting to see such quality for money on the beachside unit market – such value for your dollar has not been seen in nearly 10 years. If you have been thinking about entering the beachside market, there has never been a better opportunity than now.

PERMANENT RENTAL

We are pleased to report that our rent roll continues to grow, mainly due to unhappy landlords who have defected from their existing agents. These owners are switching to us because they have not received their rent on time, rent was not received at all or tenants bonds were not lodged. We also constantly hear reports that landlords are left feeling helpless when their previous property management company sells their rent roll off to someone else.

We take pride in our property management and have never sold our rent roll in the 39 years we have been in business.

Property Management is an important part of our business and our long-term goal is to be managing more than 1000 rental properties. We now proudly manage in the vicinity of 700 properties. It is evident that investors are no longer interested in renting their own properties themselves and are showing a preference to appoint an experienced, professional and trusted agent.

Our Group continually conducts extensive on-going staff training to ensure that our rental personnel are able to offer our owners the best level of service. We now have five Property Managers and four property management support staff. Our continued staffing increases are a part of our long-term commitment and our plan for the continued growth of our business.

Our research continues to show that more than 80 per cent of tenants are seeking rental property availability through the Internet.  Our agency has ensured that we are using the most advanced techniques to keep abreast of the changes.   All of our vacancies are placed on the Internet in a prominent manner and our listings are updated each weekday.

We are continually seeking new permanent rental properties for management and are very serious about this section of our business.  We currently care for over $350 million worth of residential property. For more than a decade, we have been giving annual donations from our own pockets to all three local surf lifesaving clubs in the area; Mermaid Beach, Miami and Nobby’s Beach.

A recent $15,000 donation to the Mermaid Beach Surf Club has brought the total value of our donations to more than $425,000. We are proud to say that this is not fundraised money, but money that has come directly from our own profits. Over the years these donations have enabled the clubs to purchase valuable lifesaving equipment like tractors, beach vehicles, a patrol tower, equipment trailers for both on the beach and on the road, club refurbishments, equipping and maintaining a first-aid room, tents, surf skis, rescue boards, nipper boards, patrol clothing and much more.

We have also been sponsoring Neighbourhood Watch for over a decade as well as local sporting groups. In addition, the Professionals Group is a Diamond Partner of the National Breast Cancer Foundation and we make a donation for each settled property sale.
