Once You’re Approved…

To ensure you have the right expectations regarding the start of your tenancy, we ask you to observe the following important schedule.

When your Tenancy is Approved we will go through the following with you

(a)  Phone Call – We call you and advise you that your tenancy application has been approved.

(b)  Payment of Rent – You are then required to bring in two week’s rent to secure the property for which you will receive a receipt.

(c)  Tenancy Agreement – the specific details of your tenancy with us. All the tenants required on the lease must come into the office to sign the Tenancy Agreement. You are required to read this document and understand fully before signing, and you are welcome to ask any questions before agreeing to any conditions in the document.

(d)  Zero Tolerance Late Rent Policy – we will explain our zero tolerance policy to late rent payments.

Possession Granted – please note that possession will be granted and keys will be given to you once the following has been fulfilled-

a)    Tenancy Start Date – your tenancy start date has commenced, as per your tenancy agreement

b)    Tenancy Agreement – this must be signed in full by all the tenants

c)    Rent – your first 2 weeks rent has been received by our agency.

d)    Bond – your full bond payment has been received by our agency.

e)    Bond Lodgement – sign the lodgement form that will accompany the lodgement of your bond with our state bond authority.

Before possession is granted we will go through the following with you

(a)  Payment of Rent – how we would like you to pay your rent.

(b)  No Cash Policy – we have a no cash policy! Therefore we ask that you please supply us with a bank cheque or Australia Post money order. We regret that we are unable to accept a personal or a company cheque, and due to security reasons, we are unable to accept cash. The first payment of rent and bond is only payable by bank cheque or money order, however any subsequent rent can be paid by Internet transfer.

(c)  Bank Cheques/Money Orders to be made out to ‘John Henderson Real Estate’

(d)  Property Condition Report – we will explain what you need to do with your property condition report.

(e)  Repairs and Emergency Repairs – our procedure.

(f)   Compulsory Legislation Information Booklet will be issued to you.

(g)  Any other important matters

(h)  Monies receipted – at this appointment we will issue you with a receipt for your payment of any rent/bond, unless already receipted beforehand.

After all of this is completed and you are explained our policies and procedures, you will be given access to the property by providing you with the property keys.

Important – Keys issued early. It is important to note we are unable to issue keys early, or grant access tothe property any earlier than the allocated tenancy start date. An example of this is where access tothe property is required to move boxes into a garage or bedroom to get the moving process started earlier, or a removal truck company requires access a couple days earlier. Under all circumstances we cannot issue any keys earlier than the start date of the tenancy, for legal and security reasons.
