Selling ‘off market’ means putting a property up for sale without any promotion or marketing of the property first, often when a home owner has been approached directly with an offer from a real estate agent.

We have found that this method can appear attractive to many sellers due to the speed and ease of the transaction.

However, many sellers discover far too late, that even though it may have seemed a great price based on past sales, that the price that they sold for was actually significantly under the ‘new’ market value of their home. The real estate agent might even give you a really great sales pitch, to encourage you to take the offer.

But just think, if one buyer is prepared to pay that amount, doesn’t it make sense to see if there is a second buyer and even a third or fourth buyer again willing to pay that price? Don’t risk underselling your property without buyer competition. History shows that buyers put in competition with each other often achieve a much higher sale price (this is why auction sales work so well!).
